TOP 8 Ways to Create a Winning Offer - Under Contract in Roswell Georgia

This great house in under contract. What does that mean? This house was for sale and lots of people came to see it. Several people had their agents write offers and my clients accepted a very good offer. When that happened - the house went under contract.
Here are 8 Ways to Create a Winning Offer
1) Work with a real estate mortgage lender and get preapproved. Your lender will provide you with a PreApproval letter that your agent will attached to your offer. If you are paying cash - take a snapshot of the bank account - you will need to provide "Proof of Funds". Each of these options is very important in creating a winning offer. It shows the seller that you have done the work to prove that you CAN buy the house. I work with a few great lenders that pre-qualify and pre-approve you in just about 10 minutes on the phone. If you do not qualify, they can tell you what you need to do to qualify. My referral lenders are local to Roswell, East Cobb and Cherokee County and do not charge a fee for a consultation. Real estate mortgage lenders are specialized in mortgages and walk through the transaction with you.
2) Offer a price that you feel the seller would be happy to take. Save yourself time, anxiety of negotiations and possibly loosing the deal by making a good offer to start. The price a seller asks for their house has, most often, been carefully considered. The listing agent has looked at other properties around the house that have sold, the agent has considered the condition of the house and the market conditions. In this area - Roswell, East Cobb and Cherokee County - most houses sell within 95%-100% of asking price.
3) Know how much money you will be spending in closing costs - your lender will be able to guide you with this number. You can often ask the seller to pay some of the buyers closing costs. Your agent can guide you in making that work for you in your offer.
4) Make sure you ask for what you want. If you want a home warranty, a termite bond, to close on a Tuesday - whatever - discuss it with your agent before the offer is written. Your agent can also guide in things that are important to ask for during the offer process.
5) Know when you need to close. When to close will often depend on when your house sells, when you lease is up, when your relocation corporate housing ends - a lot of factors.
6) Know how much time you need for due diligence. Due diligence is an amount of time in a real estate deal that you, as the buyer, can exit the deal for any reason or no reason at all. During this time you will get inspections on the house. If you make an offer during a holiday week or during a pandemic for example, you may need a couple of extra days to line up inspectors. The typical number of days in the Atlanta Real Estate Market for Resale homes due diligence are 7, 10, 12, and 14. The shorter the number of days, the stronger your offer is for the seller to accept.
7) Select a closing attorney for your real estate purchase. Buyer's generally get to choose the closing attorney. Your agent will likely have suggestions for you. Realtors who do a lot of transactions know which closing attorneys offer fair prices and can create a clean and seamless transaction. It is always best to get a recommendation.
8) Select and work with a great agent who makes sure all your I's are dotted and your T's are crossed. Complete offers are very important. I am happy to help in this process. Your agent will be there for you during this process that can feel like a twisty and turning roller coaster. A great agent will reassure you, and take care of the twists and turns before you even feel them!
